How long does a home inspection take?

Most inspections take 2.5 to 4 hours depending on the home size, age, and condition. Larger or older homes may require additional time.

When will I receive my home inspection report?

You will receive a same day summary and the full digital report within 24 hours in most cases. For a real example, you can review our sample inspection report.

Do I need to attend the home inspection?

Attendance is optional but highly recommended. Joining the inspection helps you understand any issues first hand and ask questions in real time.

How should I prepare the home for inspection?

Ensure all essential areas are accessible, including the attic, crawlspace, furnace, electrical panel, water heater, garage, and exterior gates. Clear stored items where possible so your inspector can safely reach key systems.

Are you licensed and insured?

Yes. We are licensed through Consumer Protection BC, a member of HIABC, and fully insured with Errors and Omissions and Commercial General Liability coverage.

What if defects or issues are found?

Every report includes observations, implications, recommendations, and urgency levels such as Now, Soon, and Monitor so you can prioritise repairs or negotiate with confidence.

Do you use thermal imaging during the inspection?

Yes. Limited infrared screening is included in key areas such as walls, ceilings, kitchens, bathrooms, and locations around plumbing or electrical components. Thermal imaging is used as a supportive tool to identify temperature differences only and is not a full thermographic scan. You can learn more on our thermal imaging page.

Do you inspect townhouses and condominiums?

Yes. We provide detailed inspections for condominiums, townhomes, duplexes, and detached homes across Surrey and the surrounding Lower Mainland. See our services page for what is included.

Can you inspect older homes?

Yes. We regularly inspect older homes and pay particular attention to common issues such as electrical systems, plumbing, foundation movement, and past renovations.

Do you walk on the roof?

Where it is safe and accessible, we walk the roof to perform a close up inspection. If roof access is unsafe, alternative methods such as zoom photography or viewing from the ground are used.

Do you test appliances?

Yes. Major built in appliances such as the dishwasher, oven, cooktop, and ventilation fans are tested when they are accessible and safe to operate.

Do you offer re-inspections after repairs?

Yes. We offer follow up re inspections to verify whether previously identified issues have been corrected. Re inspections are available for a re inspection fee and are limited to the specific items noted in the original report. To arrange a re inspection, please contact us.
